What to Expect During a New Build: From First Chat to Handover

If you've never built a home before, the process can feel like a bit of a mystery. How long does it take? What happens first? When do you need to make decisions? And what should you actually be doing at each stage?


We get these questions all the time, and honestly, the more you understand upfront, the smoother the whole experience tends to be. Here's a straightforward look at how a new build comes together, based on how we do things at ABC.


1. The Initial Conversation

Every build starts with a chat. You might have detailed plans ready to go, or you might just have a section and a rough idea of what you want. Either way, this is where we get to know each other: what you're hoping to build, what your budget looks like, and whether we're the right fit for your project.


There's no commitment at this stage. It's about understanding your goals and giving you honest feedback on what's realistic.


2. Design and Planning

If you haven't already engaged an architect or designer, this is the time. We can recommend people we've worked well with in the Matakana, Omaha, and Warkworth area, designers who understand the local environment and council requirements.

This phase is where your home takes shape on paper. Floor plans, elevations, material selections, engineering - it all happens here. It can take anywhere from a few weeks to several months depending on the complexity of the design and how quickly decisions are made.


Our tip: Get your builder involved during design, not after. We can provide early cost guidance and flag potential build challenges before they become expensive problems.


3. Consenting

Once your plans are finalised, they're submitted to council for building consent. If your site needs resource consent as well (for things like height, boundary setbacks, or environmental considerations), that's a separate process and can take longer.

It's not the most exciting phase, but it's essential. Your designer or architect usually handles the submission, and we stay across it so we're ready to go as soon as consent comes through.


4. Pre-Construction

Before we break ground, there's a bit of behind-the-scenes work that happens. We'll finalise your build contract, confirm the construction timeline, lock in subcontractors and suppliers, and coordinate any site preparation, like earthworks, access, or temporary services.


This is also when we'll walk through the schedule with you so you know what's happening and when. No surprises.


5. The Build Itself

This is where it gets exciting. A typical new build in our area takes anywhere from six to twelve months on site, depending on size, complexity, and weather. Here's a rough idea of the key stages:

Site works and foundations. Earthworks, drainage, and concrete foundations go in first. This is when the footprint of your home becomes real.


Framing. The skeleton of the house goes up. Walls, roof structure, and the overall shape of the home start to take form. It's one of the most satisfying stages to watch.


Roofing, cladding, and windows. Once the frame is up, we get the house weathertight as quickly as possible. Roof goes on, cladding starts, and windows and doors are installed. From here, the building is protected from the elements and interior work can begin.


Interior fit-out. Plumbing, electrical, insulation, linings, plastering, cabinetry, tiling, painting, this is the stage where everything starts coming together. It's also when you'll be making final decisions on things like fixtures, handles, and paint colours.


Finishing and fix-ups. Final fixtures, joinery touch-ups, cleaning, and a thorough quality check. We walk through the home with you to make sure everything's right before handover.


6. Handover

This is the good bit. We'll do a final walkthrough together, hand over your keys, and run you through everything you need to know, from how the heating works to your maintenance schedule. We also provide all warranties, compliance documentation, and a Code Compliance Certificate application once council inspections are complete.


A Few Things Worth Knowing

Communication is everything. Throughout the build, we keep you updated with regular progress reports and site visits. If something changes or a decision needs to be made, you'll hear from us, not the other way around.


Decisions take longer than you think. Choosing tiles, tapware, lighting, and colours sounds fun (and it is), but it can also be overwhelming. The earlier you start thinking about these things, the less rushed you'll feel later.


Weather happens. Building in New Zealand means dealing with rain, wind, and the occasional curveball. A good builder plans for this and manages the schedule accordingly. Delays happen, but they shouldn't derail the project.


It's meant to be enjoyable. Building a home should be one of the most exciting things you do. The right builder will make the process feel collaborative, transparent, and genuinely fun, not stressful.
